Valley and flashing leaks
Valleys collect rain where two roof slopes meet. Flashings keep rain out around walls, chimneys, skylights and other openings. Their shape, overlaps and connections must suit the roof. Clearing leaves, repairing a damaged joint and replacing rusted valley metal are different jobs.
Clearing, repairing or replacing the affected area
- Inspect the valley or flashing, the roof above it, nearby tiles or sheets and the outlet below.
- Agree the repair or replacement, materials, any tiles that need lifting, safe access and rubbish removal before work starts.
- Check the repaired overlaps, fixings and drainage. Explain any nearby roofing or equipment that needs separate attention.
Water near a skylight may come from the flashing, the skylight frame or the glazing. Roof repairs do not automatically include skylight replacement, vents, whirlybirds or air-conditioning equipment work.

Flashings direct rain over joins between the roof and walls, chimneys or openings. We inspect the metal, overlaps and connections to the surrounding roof before recommending repairs.
Valley cleaning or metal replacement
Leaves or debris may only need clearing if the valley is sound. Rust holes, damaged metal or failed joints may need repair or replacement. We inspect the valley and adjoining roof first.
Tracing leaks near a skylight
Water can enter around the skylight flashing or travel from higher on the roof. We check the skylight junction and nearby roof areas before deciding where repairs are needed.
