Roof leaks and ceiling stains during rain
A ceiling stain can be some distance from where rain enters the roof. Tell us whether the leak appears in steady rain, wind-driven rain or after rain has stopped. You do not need to wait for another downpour to contact us. Dampness in dry weather may come from plumbing, condensation or equipment and may need another trade.

Finding a roof leak before choosing a repair
- Inspect the reported leak and nearby roof areas, including previous sealant patches or repairs. A visible stain or fresh patch does not establish the source.
- Agree the repairs, materials, safe access and written quote before repairing the damaged tile, sheet, fixing, flashing or drainage connection.
- Check the repaired connections and water path. Explain any areas we could not inspect and whether further investigation is needed.
If the leak started after solar panels were installed, tell us the installation date and when you first noticed water. Timing alone does not establish the cause. Electrical equipment must be handled by the appropriate specialist.
Rain conditions and previous leak repairs
Leaks in heavy rain or wind-driven rain
Heavy rain puts more water through valleys and gutters. Wind can drive rain towards roof laps and flashings. We check these areas and the timing of the leak before recommending repairs.
Recurring leaks around valleys and flashings
Worn joints, damaged flashing and faults around roof openings can let water in. We inspect these areas with the nearby tiles or sheets and drainage, rather than adding another patch without checking the cause.

We compare indoor water marks with the roof, flashings, valleys and drainage above and nearby. We explain what we found, the repairs proposed and any access limits or further checks in the written quote.

This tiled-roof repair record follows the roof, ridge and gutter junctions, an indoor ceiling stain, work in progress and the roof after the work. The ceiling stain helps locate the affected room; it does not identify the entry point on its own. We check the roof connections before deciding which parts need repair.
How we assess a roof leak · Tell us where the leak appears
Tell us your suburb, roof material (if known), the affected room and where water appears. Include when it first appeared, whether it happens during heavy or wind-driven rain or afterwards, and any previous repairs. We assess the roof on site. Existing photos are optional; do not climb onto the roof or enter an unsafe roof space to take them.
