Strata roof repairs

Strata roof repairs

We repair leaking roofs and damaged roof drainage on Perth strata properties. We work with the authorised strata contact to agree access, the repair scope and the work schedule.

Roof leaks in shared and strata properties

We inspect the affected tile or metal roof, nearby flashings, gutters and outlets before setting out the repairs. Tell us which lot or building is affected, where water appears and whether adjoining areas need access. The authorised strata contact needs to confirm access permission and who can approve the work; the roof layout alone does not establish ownership or responsibility for payment.

Strata roof repairs: access and work approval

  1. Record the affected roof area, leak history and any limits on access to occupied or adjoining areas.
  2. Provide a written repair scope covering the affected components, materials and access. Confirm the authorised contact for approval, including any extra work.
  3. Complete the agreed repairs, check the repaired connections and explain any remaining issues. Confirm the photographs or written records agreed for the job.

Authorised contacts and payment arrangements

Preparing a strata roof repair enquiry

Please provide the lot or building, affected room, when the leak occurs and any previous repair records. Include the authorised strata contact and the person arranging access. Existing photos are helpful but optional.

Approval, access and responsibility for payment

The authorised parties need to confirm access to shared or adjoining areas, who can approve the work and who will pay. We explain any further investigation or extra work before it proceeds. Our repair assessment does not determine legal ownership or liability.

Gutter-edge preparation and joint repairs

These Perth work-in-progress photographs show gutter-edge preparation and local treatment of a joint near an outlet. For strata repair work, we identify the affected gutter and adjoining roof areas in the written scope, then confirm access and work approval with the authorised contact.

A skylight added to a metal roof

This strata project added a skylight to an existing metal roof. The photographs show the skylight, surrounding flashing and nearby roof-to-wall junction. They help explain the connections that need consideration around a roof opening; they do not document a leak investigation or whole-roof replacement.

Roof valleys & flashing repairs

Tell us your suburb, what needs attention and the roof material, if known. We assess the roof on site. Existing photos are optional; do not climb onto the roof or enter an unsafe roof space to take them.
