Roof maintenance
Roof maintenance
We maintain tile and metal roofs across Perth, including drainage clearing and local repairs. We inspect the roof and help prioritise the work it needs.
Roof maintenance before more rain
Roof maintenance can include clearing leaves from valleys, gutters and outlets, and checking tiles, sheets, ridge caps and flashings. Cleaning removes a blockage; it does not repair a cracked tile, loose cap or leaking joint. We inspect the condition first, then agree which clearing and repairs are included. Tell us about nearby trees, earlier leaks and the last maintenance visit.
At the WA 6121 property, we cleared the valley gutters and repaired tiles as part of the same job. The project shows why drainage clearing and roof repairs need to be identified separately, even when they are arranged together. See the valley cleaning and tile repair project
Roof maintenance checks, clearing and repairs
- Check the roof and drainage against the problems reported. Identify debris, damaged roofing and any areas that cannot be safely accessed.
- Set out the clearing work and any repairs as separate items in the written quote. Confirm the affected parts, materials and access before work starts; discuss additional faults before extending the job.
- Check the areas maintained and the outlets cleared. Explain any remaining defects and the follow-up work recommended for this roof.
Observe the roof from the ground. Roof and elevated gutter work needs safe access arrangements; do not climb up to inspect or take photos.
Previous repairs and new maintenance concerns
Information that helps plan maintenance
Tell us your suburb, roof material if known, recurring problems and previous repairs. We inspect the roof and drainage, explain priorities and provide a written quote.
Clearing sound drainage and repairing damaged parts
Leaves and debris can restrict an otherwise sound drainage route. Clearing may be enough in that case. Cracked tiles, loose ridge caps, corroded metal or leaking joints need their own repair assessment. We explain those findings and agree the repair scope before starting the additional work.
Repairs found during maintenance
New leaks, loose materials, worn joints or recurring overflow may need more than routine clearing. We investigate and explain the repairs before adding them to the work.

Local tile and ridge maintenance
These photos show damaged and cracked tiles, ridge and valley junctions, and a local tile-junction repair. The damaged tiles are maintenance findings that need a repair decision; the final close-up records local treatment, not replacement of every damaged tile or restoration of the whole roof.
A project combining clearing and tile repairs · Discuss the work your roof needs

Tell us your suburb, what needs attention and the roof material, if known. We assess the roof on site. Existing photos are optional; do not climb onto the roof or enter an unsafe roof space to take them.
